Selection Criteria for Successful Rental Applicant:
Prior to viewing the home in person do you meet the following criteria? The following types of information shall be accessed to conduct the tenant screening: 1) Rental references 2) Employment reference 3) Rental Housing Association Tenant Screening Report Applicant shall provide: 1) Positive Government Issued ID 2) Fully completed application for every occupant 18 years and older 3) Proof of verifiable employment and/or verifiable source of income. Proof of adequate income which could include any of the following: a) Employee will provide most recent pay stubs b) Self-employed applicants shall provide a copy of last year’s tax return c) Any additional sources of income including: i) Copies of deposit slips ii) Investment earnings documents iii) Social Security earnings iv) Child or spousal support v) Trust fund income Background checks shall include: 1). Criminal History: Includes review of criminal convictions and probation. The following factors will be considered for applicants with a criminal history: a) The nature of the crime and its relationship to the rental business b) The time since conviction c) The number of convictions d) Would applicant pose an unreasonable risk to the business, property, owners, neighbors 2) No prior evictions on record 3) Good references from prior landlords Successful applicant information shall yield: 1) Adequate gross income to rent ratio (Gross income should be no less than 3x the rent.) 2) Adequate debt service coverage. (Your debt is low enough that it will not impact your ability to pay rent) 3) Good credit history free of negative credit issues including the following: a). Zero 90+ days past due reported in the most recent 48 months b). Zero foreclosures in the most recent 48 months c). No major derogatory issues reported in the most recent 48 months. (No garnishments, bankruptcies, trades past dues, collections, or tax liens 4) No prior evictions on record 5) Good references from prior landlords Additional criteria used for tenant selection: Applicant shall be on time for showing appointment. A $45 non-refundable rental application processing fee is due for each applicant over 18 years of age.

To obtain a free copy of the report the agent/owner received submit your request to the company listed below within 60 days of receiving this notice. Criminal and Civil records are public records and pulled from court databases. If you find the information in the report is inaccurate, please work through the court system to fix your record. Rental and Employment History is received through interviews of individuals or companies.
